The tables have turned for St Petersburg house hunters: in suburbs like Kenneth City and Meadowlawn, an average monthly mortgage now runs lower than rent for a comparable property, according to new data from the Pinellas Realtors Organization.
This development lands at a critical moment for middle-income residents. With rental rates surging across Pinellas County—median rents for a two-bedroom apartment in St Petersburg hit $2,090 in June, up 7% from last summer—many working families are looking for stability and a more predictable monthly bill. Buying a home, once out of reach for some, is suddenly back on the table thanks to softening sale prices in several key neighborhoods north and west of downtown.
The affordability crossover is most pronounced just west of Interstate 275, in the established subdivisions off 54th Avenue North. Kenneth City, traditionally a haven for retirees but now drawing younger families, saw a rash of price drops this spring. According to Ron Campbell, a mortgage specialist at Grow Financial in Gateway Market Center, median sale prices for renovated 1950s ranch homes in Kenneth City slid to $296,000 in May. "That’s a 9% drop from a year ago," said Campbell, who tracks local sales data. Over in Meadowlawn, east of Dr. Martin Luther King Jr. Street, 1,300-square-foot homes are now selling for as low as $289,000, compared to typical rents of $2,150 per month for similar houses.
The math is compelling for buyers who can manage a 5-10% down payment. For a $296,000 home in Kenneth City, with 10% down and a 30-year fixed mortgage at 6.3%, monthly principal and interest comes to about $1,644—well under new leases for three-bedroom homes in the area, which now average $2,210 per month according to listings compiled by the Suncoast Apartment Association. Even factoring in insurance and property taxes, monthly ownership costs often run $300-400 less than renting comparable homes, especially as insurance premiums have moderated after last year’s spike.
Realtors point to supporting evidence across mid-range neighborhoods: in Disston Heights, for example, two-bedroom condos in the Twin Oaks complex off 49th Street North are closing under $220,000, with homeowners' association fees holding steady. "Renters are shocked," said Alex Thomas, a leasing manager at Urban Landings St Pete, “when they see their old apartment rent jump and realize their monthly payout to own would actually be lower, not higher, in today’s western suburbs.”
Other suburbs—like Lealman and even select streets in Shore Acres—are seeing similar math, especially where older homes need light renovation and asking prices have softened in recent months.
Market-watchers say would-be buyers need to move quickly, as inventory in these in-demand neighborhoods is tightening fast. The city of St Petersburg’s First Time Homebuyer Program, which resumed accepting applications this May, offers up to $60,000 in down payment assistance for households earning under $95,000. Local lenders advise locking in rates now, before the expected fall uptick. On the rental side, no relief is in sight: with vacancy rates below 4% across the city, rents are likely to continue their upward march through the end of the year.
For St Petersburg residents weary of another lease renewal notice with a steeper price, it may be time to run the numbers—especially in westside and north-county neighborhoods like Kenneth City, Meadowlawn, and parts of Disston Heights, where buying has quietly become the more affordable option.
